Project Scope

Reeves Young served as the Construction Manager at Risk for this 15-story, 200 room Hyatt House hotel and parking garage in Nashville’s Midtown district just steps from Vanderbilt University and Nashville’s medical corridor. The hotel replaced the vacant 29,980 SF 21st Plaza office building. Designed to embrace the character of “Music City,” Reeves Young utilized SWS panelized EIFS systems to provide seven shades of white and gray to mimic the pattern of an equalizer. Our team self-performed all foundation and concrete structures, roof, and building envelope work.

Challenge Faced

With this project, the first challenge was the demolition of the 21st Plaza office building on a tight urban site. Not only were there challenges on the logistical side with the site plan, but with the redevelopment of the entire hotel property once built. The team was tasked with delivering an open-spaced environment, not just for the city of Nashville, but for the nearby medical and university community.

Solution Provided

Reeves Young’s decision to utilize prefabricated EIFS panels enabled our construction team to dry in the building just 12 days after topping out the post-tension concrete structure, saving the Owner valuable time and money. With Reeves Young’s innovative planning related to on-time deliveries and safety and logistics planning, challenges with regard to the site and disruption to neighboring areas were mitigated. Additionally, through the efficient scheduling of team members and crews, project delivery was handled with care and precision resulting in a project finish 44 days ahead of schedule.
